Brigade Innovation Gardens KIADB — Amenities, Utilities and Sustainability
Brigade Innovation Gardens is a 75.04-acre integrated mixed-use township at Plot Nos. 305-309, 2nd Phase, KIADB Hi-Tech Defence and Aerospace Park, Haraluru and Muddenahalli Villages, Channarayapatna Hobli, Devanahalli Taluk, Devanahalli, Bengaluru Rural District, Karnataka 562110. It is being developed by Brigade Group, through its wholly owned subsidiary Tetrarch Developers Limited — the project proponent named on the Environmental Clearance granted by SEIAA Karnataka on 25 November 2025. Brigade Old Madras Road is useful because amenity value depends on how often residents will use the facilities, how they are maintained, and whether the operating cost feels justified.
The amenity page is normally the least reliable page on a pre-launch property site, because nothing on it has been filed anywhere. This one is different in one specific way. The Environmental Clearance application for Brigade Innovation Gardens fixes the township's water budget, its sewage treatment technology, its power load, its solar capacity, its landscape area and its waste streams on a government record. Those numbers are reproduced here exactly, with the source named. Everything the record does not cover is marked as planned, and no size, count or brand has been attached to it.

Two facts govern how the whole of this page should be read. Brigade Innovation Gardens is not registered with the Karnataka Real Estate Regulatory Authority. No K-RERA number exists for this project as at August 2026, and any registration number quoted for it elsewhere belongs to a different project. The number will be published here on issue and can be verified independently at rera.karnataka.gov.in. And no possession date has been declared for Brigade Innovation Gardens — the only dated construction window on record is the Environmental Clearance application's 01 October 2025 to 30 September 2035, a statutory construction period, not a handover date.
Brigade KIADB hospital and hotel: the approved social infrastructure
Twelve uses share one boundary on this clearance: Residential, Industrial Flatted Factory, Warehouse, Logistic, Retail Mall, Commercial Offices, Hotel, Hospital, School, Convention Centre, Cultural Centre and Visitors Centre. Ten of them are named without any quantity attached. Only two arrive with a number against them, and those two are the ones a buyer will judge the campus by: a 300-bed hospital and a 500-key hotel.
This is the part of the programme that separates a township from a large apartment complex, and it is also the part most easily over-read. These are components of an approved application. They are not delivered or operating facilities, and against a construction period running to 30 September 2035 no opening date can be stated for any of them. A buyer moving in early should plan healthcare, schooling and shopping on the assumption that none of these blocks is available, and should treat their eventual arrival as upside rather than as a service being purchased today.
What makes the programme credible rather than aspirational is the operating question behind it. A hospital, a hotel, a school and a mall are not construction packages that end at handover; each has to be staffed, tenanted and run for decades afterwards, and a residential developer that builds one and leases the promise to a third party has moved the risk rather than removed it. Brigade already carries that side of the business — an office portfolio it manages, the Orion malls, hotels flagged to three international brands, and a school under its own name. On this clearance the non-residential blocks therefore describe work the group does elsewhere for a living, not a capability it would have to buy in.
The clubhouse and community amenities planned at Brigade Innovation Gardens
A residential clubhouse is planned as the social core of the residential precinct. No clubhouse area, no floor count and no facility schedule has been published for it in any source, and any square-footage figure quoted for a Brigade Innovation Gardens clubhouse has been invented — the clearance application is concerned with land use, water, power and waste, not with recreation programming.
Inside that clubhouse, the planned provision follows the standard for a township of this format: a multipurpose and banquet hall for resident functions and association meetings, and an indoor games room. At 7,195 dwelling units the demand on shared indoor space will be substantial, which is one practical argument for expecting more than one amenity building across the site — though the master plan that would confirm it has not been published, so it is not stated here as a fact.
Sports and fitness at Brigade Innovation Gardens
A gymnasium and fitness studio is planned within the clubhouse precinct. Outdoor sport is planned as a badminton court and a basketball court. No court count, no dimension and no surface specification exists in any source document for this project, and none is asserted here.
The more useful fitness number on this page is a landscape one. Jogging and cycling tracks are planned through the landscaped green belt, and that green belt is 30,368.77 sq.m — 10 per cent of the site — recorded on the clearance. A track routed through a green belt of that size, inside a total open area of 100,217 sq.m, is a materially different proposition from a loop squeezed around a podium, and it is one of the few recreational claims on this page that rests on a filed number rather than on an expectation.
Pool, wellness and children's areas
A swimming pool with a separate children's pool is planned, alongside a yoga and meditation deck. Pool dimensions, lane counts and deck areas have not been published and are not estimated here.
Children's provision is planned as play areas within the residential precinct and the separate children's pool noted above. The relevant context is density: the clearance records 7,195 dwelling units on 75.04 acres, about 95.9 units per acre, which is a high-density plan. Play provision at that density is a question of how many distributed pockets the master plan carries rather than of one central playground, and the distribution has not been published.
An amphitheatre and event lawn is also planned. Read together with the green belt and the tree-lined internal avenues and pedestrian walkways, the outdoor programme is where a 75-acre parcel earns its area — but the specific placement of each element awaits a published master plan.
Landscaping and open space recorded on the clearance
This is the section where the record replaces the brochure entirely.

Three of those rows do work that a marketing claim cannot. The 10 per cent green belt is a condition of the clearance rather than a design intention, which means it is auditable. The 3,800 saplings and the Rs 10 lakh plantation allocation are a costed commitment, not a rendering. And the Environment Management Plan carries its own budget line of Rs 7,335 lakh against a declared project cost of Rs 2,231 crore — roughly 3.3 per cent of the capital cost allocated to environmental management, which is a proportion a buyer can compare against other filings in the corridor.

A 35.38 MW sanctioned load is a small-town figure, and it is the honest measure of what a 1,905,313 sq.m built-up programme actually consumes. Against it, 46.05 MVA of diesel-generator backup is the standby capacity recorded on the application; the application does not specify how that capacity is apportioned between common services, commercial blocks and individual homes, so no per-apartment backup figure is stated here.
The renewable row carries an internal discrepancy that we leave standing. Two thousand kilowatts against a 35.38 MW demand is 5.65 per cent by arithmetic; the application itself labels the same capacity 5 per cent. Both readings are on the filed document, neither is ours to adjudicate, and correcting one silently would misrepresent the record — so both appear here and on every other page that cites the figure.
The Energy Conservation Building Code is India's national standard for the energy performance of large commercial and mixed-use buildings, covering the building envelope, lighting, air conditioning and electrical systems. It applies to this project. The Energy Performance Index of 0.9 kWh per sq.m per year and the 85 per cent Useful Daylight Illuminance are the two performance numbers filed against it — the first a consumption intensity, the second a measure of how much of the habitable floor area receives usable daylight without artificial lighting. LED lighting with timer controls in common areas and high-COP water-cooled chillers for centralised cooling are the specific measures named. These sit on a statutory record rather than in a brochure, which is a meaningful difference when comparing sustainability claims across projects in this corridor.
Electric-vehicle charging provision in the parking areas is planned. No charger count, no power rating and no operator has been published.
Water management at Brigade Innovation Gardens — STP, dual plumbing and rainwater harvesting
Water is the most consequential infrastructure question in Devanahalli, and it is the area where this clearance is most detailed.

Two ratios in that table are worth extracting. Recycled water covers 3,401 of the 8,890 KLD demand, a little over 38 per cent, so more than a third of everything this township uses each day never comes from a fresh source at all. And 7,776 of the 8,640 KLD generated is turned round on site, leaving 864 KLD to leave the boundary. Those are the two numbers to hold a delivered project against once the plant is commissioned.
What is an STP in apartments, and how a Sequencing Batch Reactor works
A Sewage Treatment Plant processes a community's wastewater on site rather than discharging it untreated, so that the treated output can be reused for flushing, landscape irrigation and cooling instead of being drawn again from fresh supply. In an apartment development it is the single piece of equipment that determines whether the project's stated water recycling is real.
Brigade Innovation Gardens is approved with a Sequencing Batch Reactor plant. An SBR treats sewage in timed batches inside one tank — fill, react, settle, decant — rather than moving it continuously through separate aeration and clarification tanks. The practical consequence for a township is that it copes with a load that varies by the hour and grows over years, which suits a development whose occupancy will build up progressively across a construction window running to 2035. The plant and the solid-waste handling share a dedicated 5,000 sq.m zone of the site.
What is a dual plumbing system, and what it does here
Dual plumbing means a building carries two separate water networks: one delivering fresh potable water to taps and showers, and a second delivering treated recycled water to cisterns, landscape irrigation and washdown. Without that second set of pipes the treated output of an STP has nowhere useful to go, which is why dual plumbing is the detail that turns a recycling claim into a working system.
Brigade Innovation Garden is approved with dual plumbing for flushing and landscaping. That is what allows 3,401 KLD of the township's 8,890 KLD daily demand to be met from recycled water rather than from fresh supply — a little over 38 per cent of total demand, on the recorded figures.
Rainwater harvesting: a 7,500 cu.m sump and 150 recharge pits
Rainwater harvesting on this project has two separate limbs, and they do different jobs. A 7,500 cu.m rooftop collection sump captures and stores runoff from the roofs for use within the township. Separately, 150 recharge pits across the site put water back into the ground rather than into a storm drain.
The second limb matters more than it looks. Groundwater was not intersected at the site, and the block is classified Over Exploited, so recharge is not a token gesture here — it is the mechanism by which a development of this footprint avoids making the aquifer position worse.
The honest part: an Over Exploited groundwater block
Devanahalli sits in a groundwater block officially classified as Over Exploited, and the taluk has no perennial surface water source. The Cauvery Water Supply Stage VI scheme that would bring 500 MLD to this corridor has a completed detailed project report but remains unapproved, with three to four years of construction after any sanction.
Against that, the project's own commitments are genuine mitigation: 3,401 KLD of recycled supply inside an 8,890 KLD demand, 7,776 KLD of treated water reused on site, dual plumbing, a 7,500 cu.m sump and 150 recharge pits, all recorded on a statutory application. But mitigation is not a municipal supply. A buyer should read the water section of this page as evidence that the developer has engineered for the constraint, not as evidence that the constraint has gone away, and should track the Cauvery Stage VI approval status specifically.

The two municipal streams together come to roughly 21,604 TPA, about 59 tonnes a day at full occupancy — our arithmetic on the recorded figures. On-site composting of the organic fraction is the commitment that keeps the larger of those two streams off the taluk's disposal system, and it shares the 5,000 sq.m zone with the sewage plant. The biomedical line is a direct consequence of the approved hospital component; it is the kind of stream a residential-only project would never carry, and its presence on the file is a useful cross-check that the hospital is genuinely part of the appraised programme rather than a marketing line.
Parking, access and safety at Brigade Innovation Gardens
The clearance records 15,185 sq.m of surface parking area alongside 1 to 4 basement levels beneath the buildings. That figure is an area, not a bay count. No parking-bay count exists in any source for this project, and any number quoted for it has been invented.
The clearance also records that wide internal roads, power, water, sewer and storm drains are available at the KIADB Phase 2 plot — the serviced-industrial-estate position is one of the practical advantages of building inside a KIADB park rather than on raw land.
On safety, the position is precise and partly incomplete. Fire safety is designed to National Building Code 2016. Fire clearance is required before construction begins; it is a condition recorded on the clearance, not an approval already obtained, and whether it has since been issued is not on any public record we can cite. Gated access control with 24/7 CCTV surveillance is planned. Beyond gated access, camera coverage, timer-controlled common-area lighting and the electric-vehicle charging provision noted above, no smart-home or building-management specification has been published for this project, and none is claimed here.
Sustainability at Brigade Innovation Gardens, summarised
Sustainability claims in Indian real estate are usually unfalsifiable. On this project they are not, because each one is a line on an appraised application.

Read as a set, the pattern is consistent: water is recycled at 90 per cent of what is generated, recharge is built in against an over-exploited block, energy intensity is filed at 0.9 kWh per sq.m per year with 5 per cent of demand covered by rooftop generation, and a tenth of the site is committed to green belt with a costed plantation line behind it. The Environmental Clearance sits on the PARIVESH portal under proposal SIA/KA/INFRA2/549157/2025 and EC ID EC25B3812KA5293680N, so every figure above can be checked independently rather than taken from this page.
What none of it settles is timing. An Environmental Clearance permits environmental impact and nothing else: it confers no right to sell a home, it is not the building licence, and it is not the RERA registration this project still lacks. The infrastructure described here is what has been approved and committed for Brigade Innovation Gardens, over a construction window that runs to 30 September 2035. The recreational amenities are planned, unspecified and undated. Both facts should be weighed before any payment beyond a refundable expression of interest.
