Brigade Innovation Gardens KIADB — Project Overview and the Environmental Clearance Record

Brigade Innovation Gardens is a 75.04-acre integrated mixed-use township at Plot Nos. 305-309, 2nd Phase, KIADB Hi-Tech Defence and Aerospace Park, Haraluru and Muddenahalli Villages, Channarayapatna Hobli, Devanahalli Taluk, Devanahalli, Bengaluru Rural District, Karnataka 562110. Brigade Innovation Gardens is being developed by Brigade Group, through its wholly owned subsidiary Tetrarch Developers Limited — the project proponent named on the Environmental Clearance granted by SEIAA Karnataka on 25 November 2025.

Almost everything published on this site comes from that clearance. It is a public statutory document and it is unusually detailed — it fixes the land area, the built-up programme, the number of homes, the height, the water and energy budgets, the waste streams and the construction window on a government record rather than in a brochure. This page sets out what is on that record and what is not.

The project is pre-launch, and the honest headline is short. Brigade Innovation Gardens is not registered with the Karnataka Real Estate Regulatory Authority. No K-RERA number exists for this project as at August 2026, and any registration number quoted for it elsewhere belongs to a different project. The number will be published here on issue and can be verified independently at rera.karnataka.gov.in. Under the Real Estate (Regulation and Development) Act 2016, a project of this size cannot be advertised, marketed, booked or sold until it is registered — so buyers should not pay any amount beyond a refundable expression of interest before the registration number is issued. No possession date has been declared for Brigade Innovation Gardens. The only dated construction window on record is the Environmental Clearance application's 01 October 2025 to 30 September 2035 — a statutory construction period, not a handover date.

What is mixed use development in real estate, and what Brigade KIADB is approved to build

A mixed-use development is a single master-planned parcel that carries several different land uses side by side — homes, workplaces, retail, hospitality and social infrastructure — instead of each being built as a separate project on a separate site. In real estate terms the distinction cuts two ways. For a resident it changes the daily radius, because the shop, the school and the workplace are inside the boundary rather than a drive away. For the developer it changes the risk profile: several building types, several revenue streams and several completion dates under one approval, which is harder to deliver than a housing estate and more resilient than one if it is delivered.

The clearance for Brigade Innovation Gardens records twelve uses: Residential, Industrial Flatted Factory, Warehouse, Logistic, Retail Mall, Commercial Offices, Hotel, Hospital, School, Convention Centre, Cultural Centre and Visitors Centre. Two of those components carry numbers on the application — a 300-bed hospital and a 500-key hotel.

The residential half of that programme is 7,195 dwelling units — the number that makes this a township rather than a large apartment project.

One qualification applies to every non-residential component, and it applies without exception. These are components of an approved application, not delivered or operating facilities. With a construction period running to 30 September 2035, no opening date can be stated for the hospital, the hotel, the school, the convention centre or the mall. They should be read as what the developer has permission to build, not as amenities available to an early buyer.

What makes the programme credible rather than speculative is who is filing it. Brigade Group builds and operates Grade-A offices, the Orion mall chain, hotels under the Sheraton, Holiday Inn and Grand Mercure brands, and its own schools. Very few Indian developers can deliver a township's non-residential blocks in-house, and that capability is the reasonable basis for taking a hospital, a hotel, a school and a convention centre on one clearance seriously.

The application itself was filed under a different name from the one the project is marketed under: the proposal name on the clearance is Brigade Integrated Mixed Use Development. The project is sold as Brigade Innovation Gardens, and is also written Brigade Innovation Garden in the singular. All three refer to the same parcel, Plot Nos. 305-309 in Phase 2 of the aerospace park.

What an Environmental Clearance is, and what it is not

An Environmental Clearance is a statutory environmental permission issued by the state authority after an appraisal of the project's impact on land, water, air, waste and green cover, and it binds the developer to the mitigation commitments recorded in the application.

It is not a RERA registration. It is not a sanction to sell homes. It is not a building licence. A buyer who reads "cleared" and infers "approved to sell" has read it wrong, and on Brigade Innovation Gardens the distinction is live rather than academic: the environmental permission exists and the RERA registration does not.

What Category B1 under schedule entry 8(b) means

India's environmental appraisal system sorts projects into Category A, which is cleared centrally by the Union ministry, and Category B, which is cleared by the state authority. Category B splits again: B1 projects require a full appraisal by the state expert appraisal committee, while B2 projects are cleared on a shorter process. Brigade Innovation Gardens was appraised as B1 — the more demanding of the two — under entry 8(b) of the EIA schedule, which covers Townships and Area Development Projects. The public hearing was exempted, which is standard for 8(b) building and township proposals.

The practical read for a buyer: the water, energy, waste and green-belt numbers further down this page were not written for a brochure. They were submitted to a state authority, appraised by its expert committee, and granted as conditions.

What is not approved

Two things, and both are stated plainly rather than buried.

Fire clearance under National Building Code 2016 has not been obtained. The clearance records it as a requirement to be met before construction begins. Whether it has since been issued is not on any public record we can cite.

There is no RERA registration. That is the operative constraint on a buyer today, not the environmental file.

Brigade Group and Tetrarch Developers Limited — the legal entity chain

Buyers who pull the approval documents for Brigade Innovation Gardens will not find Brigade Enterprises Limited on them. They will find Tetrarch Developers Limited. That is not a discrepancy, and it is worth explaining once, properly.

The link is documented twice over. The SEIAA clearance letter is itself addressed to "M/s Tetrarch Developers Limited / Subsidiary of Brigade Enterprises Limited" — a government clearance letter stating the relationship outright, as at 25 November 2025. Brigade Enterprises Limited's Integrated Annual Report 2024-25 lists Tetrarch Developers Limited in its consolidated subsidiary schedule at 100 per cent holding, as a direct subsidiary rather than a step-down entity, as at 31 March 2025. All three directors sit on the Brigade Enterprises Limited board.

Buyers checking the approval documents will see Tetrarch Developers Limited rather than Brigade Enterprises Limited. This is Brigade's own wholly owned development subsidiary — large Brigade projects are routinely filed through group subsidiaries.

It is worth adding what Tetrarch Developers Limited is not. It is not a special-purpose vehicle created for this parcel: it was incorporated on 21 September 2021, four years before these filings were made. And it is a distinct company from Brigade Tetrarch Private Limited and from Tetrarch Real Estates Private Limited, which are separate entities with their own registrations.

For context on the parent: Brigade Group, listed as Brigade Enterprises Limited, was founded in 1986 by M.R. Jaishankar and has delivered more than 80 million sq ft across 250-plus projects. Its Integrated Annual Report 2024-25 records Rs 7,847 crore of pre-sales, Rs 5,314 crore of revenue and Rs 680 crore of profit after tax, with 7.05 million sq ft launched across 11 projects in the year.

Four notes belong with that table, because each is a place where a reader could over-read the record.

Height. The application states a maximum of 35 floors, and separately describes the built form as 1 to 4 basements plus ground plus 1 to 30 upper floors. Both statements are on the same document. Read the height as up to 35 floors and the structure as described; the two are not reconciled in the source and we are not going to reconcile them here.

Density. About 95.9 dwelling units per acre is our arithmetic on two confirmed inputs — 7,195 units and 75.04 acres. It is a high-density plan by Devanahalli standards, and it is the single number that most shapes what the homes themselves are likely to be.

Parking. The 15,185 sq.m figure is a surface parking *area*, alongside the 1 to 4 basement levels. It is not a bay count. No parking-bay count exists in any source, and any number you see quoted for this project is invented.

Project cost. Rs 2,231 crore is a declared capital cost on a statutory application. It is not a gross development value and it must not be divided by the built-up area to derive a rate per sq ft. Higher cost figures circulating on third-party listing pages are not supported by this record.

Two further things are simply not published: the number of towers, and the split between FAR-countable and non-FAR area. A FAR of 3.25 on 303,687.64 sq.m implies roughly 987,000 sq.m of FAR-countable area against the stated 1,905,313 sq.m total, with the difference sitting in basements, parking and services — but the application does not break it out, so neither do we.

This is the part of the record that is genuinely hard to find anywhere else, and it is also where the honest trade-off lives.

Both splits reconcile exactly: 5,489 plus 3,401 gives the 8,890 KLD demand, and 7,776 plus 864 gives the 8,640 KLD of wastewater generated. That internal consistency is a reasonable proxy for how carefully the file was prepared.

The last row is the one that matters most, and it is published here deliberately. Devanahalli sits in a groundwater block officially classified as Over Exploited, and the taluk has no perennial surface water source. The 3,401 KLD of recycled supply, the 7,776 KLD of on-site reuse, the dual plumbing, the 7,500 cu.m sump and the 150 recharge pits are genuine mitigation, committed on a statutory record. But mitigation is not a municipal supply. Water is the corridor's most serious structural question and a buyer should treat it as one.

Both figures in the renewable row are reproduced as recorded. The application states 2,000 kW and describes it as 5 per cent of demand; against 35.38 MW the arithmetic gives 5.65 per cent. We publish both rather than silently correcting either.

Waste and green cover

The clearance records 12,962.245 TPA of organic municipal solid waste composted on site, 8,641.375 TPA of inorganic municipal solid waste, 109.5 TPA of biomedical waste, 2 TPA of e-waste and 19,053 TPA of construction and demolition waste. The two municipal streams together come to roughly 21,604 TPA, or about 59 tonnes a day at full occupancy — our arithmetic on the recorded figures.

The green belt in the table above is committed with 3,800 saplings and a Rs 10 lakh plantation allocation, and the Environment Management Plan carries its own budget line of Rs 7,335 lakh.

The 2035 date is the end of a ten-year statutory construction window for a 7,195-unit township, not a completion promise and certainly not a handover date for any individual home. A development of this size will almost certainly be phased, but no phase plan has been published and we will not publish an invented one. What the window does tell an early buyer is straightforward: this is a long-horizon site, and the first residents will live alongside active construction for years.

  • Price. Brigade has not announced a price for Brigade Innovation Gardens. Our indicative band of Rs 10,200 to Rs 11,000 per sq ft is derived from branded launches inside the KIADB Aerospace Park belt and is our own estimate, not a developer quote.
  • Configurations and unit sizes. The clearance application states the BHK mix as "Not Available". Any configuration, unit size or carpet area you find quoted for this project — including on this site — is an inference from comparable projects, not a developer specification.
