Brigade Innovation Gardens KIADB — Location, Haraluru and KIADB Phase 2
Brigade Innovation Gardens is at Plot Nos. 305-309, 2nd Phase, KIADB Hi-Tech Defence and Aerospace Park, Haraluru and Muddenahalli Villages, Channarayapatna Hobli, Devanahalli Taluk, Devanahalli, Bengaluru Rural District, Karnataka 562110. The site pin is 13.215801, 77.765376, which sits between the two site corner coordinates recorded in the Environmental Clearance letter — 13.214721, 77.760780 and 13.222769, 77.768638. Inside the Bengaluru search area, Brigade Old Madras Road helps buyers keep the map conversation grounded in actual routines instead of only distance claims.
That address is unusual in one specific way, and it is the fact this page is built around: the parcel is not near an industrial park, it is inside one. Every distance below is measured by road routing on the OpenStreetMap network from that confirmed pin, free-flow with no traffic model; figures marked straight-line are haversine from the same point. The Environmental Clearance records no connectivity distances at all, so none of these numbers comes from it.
Where Brigade Innovation Gardens sits, in administrative terms
| Field | Value |
|---|---|
| Villages | Haraluru and Muddenahalli |
| Hobli | Channarayapatna |
| Taluk | Devanahalli |
| District | Bengaluru Rural |
| Industrial estate | KIADB Hi-Tech Defence and Aerospace Park, Phase 2 |
| Plot numbers | 305, 306, 307, 308 and 309 |
| Postcode published here | 562110 |
Lead with Haraluru. It is the village that resolves: the pin reverse-geocodes 0.74 km away as "Haralur", which is the spelling Google's corpus carries, while the clearance application uses Haraluru. The hobli is spelled Channarayapattana in the application itself and Channarayapatna by the district administration; both refer to the same hobli of Devanahalli taluk. Chanakya University, the closest institutional landmark associated with the village name, surfaces under the Haraluru name in map search; no distance to it has been derived here and none is stated.
Muddenahalli here means Muddenahalli village, Devanahalli taluk — a revenue village of this parcel, and not the far better known Muddenahalli about 41 km north in Chikkaballapur district. That qualifier matters practically as well as editorially: no settlement named Muddenahalli sits within 7 km of the pin, and a map search on the bare name will send you to the wrong district. Polanahalli, about 1.06 km north, adjoins the parcel but is not one of its revenue villages.
On the district name: Bengaluru Rural was approved for renaming as Bengaluru North by the Karnataka cabinet on 2 July 2025; the district administration and India Post still use Bengaluru Rural. It is the same district under a new name — no boundary moved and no taluk changed hands.
The postcode is a reasoned choice rather than a documented fact. No post office serves Haraluru, Muddenahalli or Polanahalli, and no authority publishes a PIN for this parcel. 562110, the Devanahalli sub-post-office delivery PIN, is the one in documented use for corporate addresses inside this same park, and it is what neighbouring Devanahalli-taluk projects publish.
The clearance also fixes the physical character of the site: 75.04 acres, or 303,687.64 sq.m, recorded as 30.3687 ha of non-forest land, on clay soil, on toposheet D43R16. There is no forest land on the parcel, and no protected area or eco-sensitive zone within 10 km. Groundwater was not intersected during investigation.
KIADB Aerospace Park Phase 2 and Phase 1 are different places
Brigade Innovation Gardens is in KIADB Aerospace Park Phase 2. This is worth stating flatly, because listings, maps and even Google's own suggestion corpus conflate the two phases.
Phase 1 — roughly 950 acres plus a roughly 250-acre Aerospace SEZ — sits on the Bagalur side, in Bangalore North taluk of Bangalore Urban district. That is a different taluk and a different district from this parcel, on the opposite flank of the airport. Anything describing the Hi-Tech Defence and Aerospace Park at Devanahalli as a Bengaluru Urban address is describing Phase 1, not this site.
The practical consequence for a buyer is that Phase 1's neighbours, approach roads and existing residential stock are not this parcel's. Apartments inside the KIADB Aerospace Park are still rare in absolute terms: the only other large branded residential project actually inside the park is Purva Northern Lights, about 9 to 14 km south-west on the Phase 1 side. There is no branded residential neighbour within about 6 km of this pin.
Macro position: the Satellite Town Ring Road, not the Bellary Road frontage
The parcel sits on the eastern flank of the Devanahalli belt, and its primary arterial is the Satellite Town Ring Road (NH-648), not Bellary Road. Routing merges onto the STRR about 2.3 km from the pin through the KIADB internal grid. NH-44 at the Devanahalli interchange is about 9.8 km away, reached by running roughly 8.2 km north-west along the STRR first.
This is the single most important thing to understand about the address, and it cuts both ways. The eastern position trades airport frontage for ring-road frontage: worse for the radial run into Bengaluru, better for orbital movement toward Hoskote, Old Madras Road and the eastern industrial belt. It also means the economic case here is industrial, not IT — the employment on the doorstep is aerospace, defence and electronics manufacturing.
Road connectivity from Brigade Innovation Gardens
| Road | Distance and detail |
|---|---|
| Satellite Town Ring Road (NH-648) | Merges about 2.3 km from the pin via KIADB internal roads; nearest carriageway about 2.4 km straight-line. The 80 km Dabaspete-Hoskote section carrying Devanahalli was inaugurated 11 March 2024 and is open |
| NH-44 / Ballari Road at the Devanahalli-STRR interchange | About 9.8 km by road, about 10 minutes (about 6.9 km straight-line). This parcel is not on the NH-44 frontage |
| KIADB Aerospace Park internal grid | The project is inside the park; the park centroid routes at about 1.2 km, about 2 minutes. The clearance records wide roads, power, water, sewer and storm drains as available at the plot |
| Devanahalli town (SH-104) | About 9.9 km, about 10 minutes. Vijayapura about 13.2 km, about 21 minutes |
| Sulibele, on the STRR's eastern arm | About 8.0 km, about 10 minutes — the nearest town of any size on this side |
| Outer Ring Road at Hebbal | About 40.4 km, about 41 minutes free-flow (about 27.1 km straight-line) |
| Old Madras Road at Budigere Cross | About 18.9 km straight-line south-east, reached via the STRR's Hoskote arm rather than through the city |
One caveat on the immediate approach: the road segment the pin sits on is still tagged as under construction in OpenStreetMap as of August 2026. The clearance states the KIADB plot has serviced infrastructure available; whether the final approach carriageway is complete on the ground is not something any document settles.
The Hebbal figure deserves reading carefully. Forty-one minutes is a free-flow routing time on an empty NH-44. Real peak-hour times on that approach are materially longer, and that gap — not the distance — is what a buyer commuting into the city is actually buying.
The airport: 6.4 km in a straight line, 19.8 km by road
Kempegowda International Airport's terminal is about 6.4 km from the site in a straight line. By road it is about 19.8 km and 21 minutes at free-flow speeds, because there is no public eastern access to the airport. The route runs north-west along the STRR to NH-44 at Devanahalli, then back south to the terminal approach.
Devanahalli marketing routinely quotes single-digit-minute airport drives. Those figures belong to NH-44 frontage addresses on the western side of the airport and are not true of this parcel. The honest number is 19.8 km, and it is still a good airport number by Bengaluru standards — it is simply not the number the corridor advertises.
Metro, suburban rail and Devanahalli Railway Station
| Asset | Status | Distance and note |
|---|---|---|
| Devanahalli Railway Station | Operational today | About 10.2 km, about 11 minutes — the only rail access available now and for years |
| Namma Metro Blue Line 2B, KIAL Terminals | Under construction, 52.5 per cent physical progress at 30 June 2025 | About 19.6 km, about 22 minutes. Hebbal-Airport section targeted June 2027, full line December 2027; officials have publicly warned contractors over slipping deadlines |
| Blue Line, Airport City station | Under construction | About 21.4 km, about 23 minutes |
| Doddajala station, Blue Line | Under construction | About 20.8 km, about 22 minutes (12.6 km straight-line) — the nearest non-airport station, but no closer in driving terms |
| Blue Line Phase 2A, Silk Board to KR Puram | Targeted December 2026 | Does not serve this side, but without it the airport line does not reach the Outer Ring Road employment belt |
| Bengaluru Suburban Rail Corridor 1, "Sampige" | Under construction; realistically 2028 to 2030 | 41.4 km, 15 stations, terminating at Devanahalli, and including an Airport KIADB station. Corridor 2, "Mallige", does not serve this area |
| Yelahanka Junction | Operational | About 31.1 km, about 32 minutes |
| Metro extension into Devanahalli town | Proposed only — not sanctioned, not funded, no alignment frozen | Should not be counted on in any purchase decision |
The realistic planning assumption is that this is a car address until at least 2027, and more probably longer. Even when the Blue Line opens, the nearest stations are at the airport itself, roughly 20 km out — corridor-level value, not a walk-to-station amenity. The suburban rail corridor's Airport KIADB station is the most directly relevant long-term transit project for this parcel and carries the least reliable timeline of the three.
Employment around Brigade Innovation Gardens
| Destination | Distance |
|---|---|
| KIADB Hi-Tech Defence and Aerospace Park (the project is inside it) | About 1.2 km, about 2 minutes to the park centroid. Roughly 3,000 acres of aerospace, aviation and defence industry |
| Bengaluru Signature Business Park, Bhuvanahalli | About 16.0 km, about 19 minutes |
| Bengaluru Airport City, the BIAL commercial estate | About 21.4 km, about 23 minutes (about 8.4 km straight-line) |
| Bhartiya City, Thanisandra | About 30.4 km, about 31 minutes |
| Foxconn iPhone plant, ITIR, Byadarahalli | About 31.8 km, about 28 minutes — 300 acres, with about 30,000 workers hired in eight months, on the far north-western side of the airport |
| Kirloskar Business Park, Hebbal | About 36.0 km, about 37 minutes |
| Manyata Tech Park / Embassy Manyata | About 37.2 km, about 39 minutes free-flow |
| Karle Town Centre, Hebbal | About 38.6 km, about 42 minutes |
The park adjacency is this project's strongest employment fundamental, and it is manufacturing and engineering employment rather than IT. For a buyer working inside the aerospace park or its supply chain, this is genuinely a walk-to-work address. Every other destination in the table is a drive of half an hour or more at free-flow speeds the NH-44 approach does not deliver at peak.
The township generates employment of its own on the record: the clearance files 100 permanent operational staff against 182,500 operational man-days a year, which works out to roughly 500 people on site per day once the development is running.
Schools within reach of Brigade Innovation Gardens
| School | Distance |
|---|---|
| Kittur Rani Chennamma Residential School | About 2.4 km straight-line — the nearest school of any kind; a state residential school |
| Brigade Orchards School, Brigade Orchards | About 5.0 km straight-line, about 7.7 km by road, about 8 minutes |
| Nalanda Group of Institutions | About 6.6 km straight-line |
| Sterling English Residential School | About 6.8 km straight-line |
| Akash International School, Ballari Road | About 11.1 km, about 13 minutes |
| Delhi Public School North, Bagalur Road | About 26.1 km, about 27 minutes |
| Stonehill International School, Tarahunise | About 27.7 km, about 32 minutes |
| Ryan International School, Yelahanka | About 31.1 km, about 31 minutes |
| Canadian International School, Yelahanka | About 31.2 km, about 35 minutes |
| Mallya Aditi International School | About 32.9 km, about 33 minutes |
| Vidyashilp Academy, Jakkur | About 33.7 km, about 36 minutes |
| Presidency School Bangalore North | About 37.9 km, about 40 minutes |
Read this table from the top down and the honest picture emerges quickly. Within about 11 km the options are a state residential school, a developer-run school at Brigade Orchards and a CBSE school on Ballari Road. The international-board cluster a Bengaluru buyer expects — Stonehill, Canadian International, Vidyashilp — begins at 27 km, and at that range a daily school run is a scheduling decision, not a convenience. The clearance carries a school as an approved component of this township, which would change the picture materially, but it is a filed component with no opening date and should not be planned around.
Hospitals and healthcare near Brigade Innovation Gardens
| Hospital | Distance |
|---|---|
| Government Hospital, Sulibele | About 5.1 km straight-line — the nearest of any kind; primary care only |
| Sri Shirdi Sai Hospital, Devanahalli | About 6.7 km straight-line |
| Manasa Hospital, Devanahalli town | About 6.7 km straight-line |
| Government Hospital, Devanahalli | About 11.9 km, about 12 minutes — the taluk government hospital |
| Cytecare Cancer Hospitals, Yelahanka | About 29.9 km, about 30 minutes — the nearest specialist tertiary hospital |
| Sparsh Hospital, Yelahanka | About 30.9 km, about 31 minutes |
| Manipal Hospital, Bellary Road | About 35.9 km, about 36 minutes |
| Baptist Hospital, Hebbal | About 37.9 km, about 37 minutes |
| Aster CMI Hospital, Hebbal | About 38.1 km, about 37 minutes |
Tertiary and quaternary care is 30 to 40 km away. Within about 12 km the options are government and small private hospitals. The clearance approves a 300-bed hospital inside the township, which is the single component that would most change this address — but it is an approved component of an application, not an operating facility, and no opening date exists for it.
Retail, hospitality and everyday needs around Brigade Innovation Gardens
| Destination | Distance |
|---|---|
| The Arcade, Brigade Orchards | About 7.7 km, about 8 minutes — the nearest organised retail |
| Sattva Park Cubix retail | About 8.4 km, about 9 minutes |
| DMart, SH-104 | About 10.6 km, about 11 minutes — the nearest large-format grocery and the practical weekly shop |
| Prestige Golfshire, golf and resort | About 18.7 km, about 20 minutes |
| Taj Bangalore, Devanahalli | About 20.2 km, about 22 minutes |
| Orion Uptown Mall, Old Madras Road | About 27.5 km, about 24 minutes — the nearest full-format mall, via the STRR's Hoskote arm |
| Bhartiya Mall of Bengaluru | About 30.4 km, about 31 minutes |
| RMZ Galleria, Yelahanka | About 31.4 km, about 31 minutes |
| Phoenix Mall of Asia, Hebbal | About 35.4 km, about 37 minutes |
| Esteem Mall, Hebbal | About 36.0 km, about 36 minutes |
| Nandi Hills | About 44.4 km, about 44 minutes |
Organised retail within 11 km amounts to an arcade, a neighbourhood retail block and a DMart. That is the honest state of the micro-market today. Nandi Hills is frequently attached to Devanahalli marketing as a nearby weekend asset; from this eastern parcel it is a 44 km drive. The clearance carries a retail mall, a 500-key hotel, a convention centre and a cultural centre as approved components of the township — again, filed programme rather than delivered amenity.
The infrastructure pipeline: built, funded, and merely proposed
| Project | Status and honest read |
|---|---|
| Satellite Town Ring Road (NH-648 / NH-948A), 280.8 km | Partly open. The 80 km Dabaspete-Hoskote section fronting this parcel opened 11 March 2024. The Hoskote-Tamil Nadu arm is delayed, reported targeting June 2026, with a continuous 144 km corridor targeted around November 2026. This is the most important piece of infrastructure for this address, and the rare corridor promise already delivered. Its limitation is that it improves orbital travel, not the radial run into the employment core |
| Namma Metro Blue Line 2B | Under construction, 52.5 per cent at 30 June 2025. Hebbal-Airport targeted June 2027, full line December 2027, with slippage acknowledged. A corridor-level value driver, not a station within walking distance |
| Bengaluru Suburban Rail Corridor 1 | Under construction, part-funded by a EUR 500 million external loan. Realistically 2028 to 2030. Includes an Airport KIADB station — the most directly relevant long-term transit project here, on the least reliable timeline |
| Cauvery Water Supply Stage VI, BWSSB, 500 MLD | Not approved. The detailed project report is complete and awaiting sanction, at an estimated Rs 6,939 crore, with three to four years to execute after approval. This is the corridor's decisive utility question, and the one buyers should track by name |
| Namma Metro Phase 3 and the proposed Devanahalli town extension | Phase 3 was approved in August 2024 at Rs 15,611 crore, with the deadline extended to May 2031. The Devanahalli town extension is a budget-stage proposal only — no sanction, no funding, no frozen alignment |
The honest trade-offs of this micro-market
- Water is the corridor's most serious structural constraint. Devanahalli has no perennial surface source, the groundwater block is officially classified Over Exploited, and Cauvery Stage VI is unapproved. This project's own commitments are genuine mitigation — 8,890 KLD of operational demand met partly by 3,401 KLD of recycled water, 8,640 KLD of wastewater generated with 7,776 KLD treated and reused on site, dual plumbing, a 7,500 cu.m rainwater sump and 150 recharge pits — but mitigation is not a municipal supply.
- Tertiary healthcare is 30 to 40 km away. Within about 12 km the options are government and small private hospitals, and the approved on-campus hospital is not care you can use today.
- This is an early-stage micro-market, not a built-out suburb. Almost every convenience on this page is either 8 to 11 km away or a filed component of the township itself. The nearest named settlements are villages, and even the parcel's own approach carriageway is not confirmed complete on the ground.
- The corridor's jobs and the buyer's job may not match. Employment on the doorstep is aerospace, defence and electronics manufacturing. Manyata is about 37 km, Kirloskar about 36 km, and even Foxconn is about 31.8 km because it sits on the opposite side of the airport.
- Car-dependent today, and for years. The nearest metro stations will be at the airport, about 19.6 km out; suburban rail is realistically 2028 to 2030. Until then Devanahalli Railway Station at about 10.2 km is the only rail access.
- This is a decade-long construction site. The clearance records a construction period of 01 October 2025 to 30 September 2035 for a 7,195-unit development. That is a statutory construction window rather than a handover date, and no possession date has been declared — but early residents should expect to live alongside active construction for years.
- The address does not fully resolve on a map. Haraluru is confirmed and geocodes cleanly. Muddenahalli, in this taluk, does not appear as a settlement within 7 km of the pin, and the bare name will lead you to Chikkaballapur district. Search Haraluru Devanahalli rather than the project name, and take the plot numbers and the coordinates with you when you go to see the site.
The investment case for Brigade Innovation Gardens at Haraluru
The case for Brigade Innovation Garden as a location rests on four things that are already true rather than promised.
The park adjacency is real and operating. A roughly 3,000-acre aerospace and defence industrial estate at 1.2 km is a demand base that does not depend on a transit project completing. It is also a demand base of a different kind from Bengaluru's IT corridors — steadier, less cyclical, and tied to industrial capital that has already been committed.
The STRR is open. Of the four large infrastructure promises attached to this corridor, exactly one has been delivered, and it is the one fronting this parcel. That distinguishes this address from projects whose entire connectivity case is a metro line under construction.
The township manufactures its own social infrastructure. The clearance carries a 300-bed hospital, a 500-key hotel, a school, a retail mall, offices and a convention centre on one 75.04-acre parcel. On an address where organised retail is 7.7 km away and tertiary care is 30 km away, a programme of that scale is the substitute for a neighbourhood that does not exist yet. The qualifier stands: these are filed components with a construction window running to 2035, not facilities with opening dates.
The entry point is discounted, and the discount is measurable. Devanahalli's aggregator asking rate ran from about Rs 8,900 per sq ft in September 2025 to Rs 9,550 by June 2026, and the locality still trades roughly 17 per cent below the North Bangalore zone average and about 24 per cent below the city average (Square Yards locality series, August 2026 — an asking-rate signal, not a transaction record). Brigade has not announced a price for Brigade Innovation Gardens. Our indicative band of Rs 10,200 to Rs 11,000 per sq ft is derived from branded launches inside the KIADB Aerospace Park belt and is our own estimate, not a developer quote.
Against that, three counterweights belong in the same paragraph rather than a footnote. Roughly 19,700 branded units across this corridor are scheduled to deliver between 2027 and 2030, and this project alone contributes 7,195 of them — a market absorbing that inventory does not compound at the rates corridor marketing advertises. Gross rental yields in Devanahalli sit around 3 per cent, so the holding cost is real. And the gap between asking rates and the roughly Rs 6,100 per sq ft average registered transaction rate across 2025 means much of the quoted appreciation is appreciation in asks, not in verified resale exits. A grounded expectation for this location is 8 to 12 per cent a year over a three-to-five-year horizon.
The buyer this location suits is specific: someone employed in or supplying the aerospace and defence park, or an investor with a genuine five-to-ten-year horizon who is buying the industrial employment base and the ring road rather than a commute into the city. Brigade Innovation Garden is a long-dated position on the eastern side of Devanahalli, and the honest way to hold it is with that timeline in mind.
